House of the Week: Main Level Hiker at King George’s Hopyard Farm

Built in 2020 and ready to move in, the question is: why build when you can buy essentially new? This main level backpacker house spans three bedrooms and two bathrooms. It is located in the Complete Hopyard Farm in King George. Community amenities you will enjoy include a clubhouse with an Olympic-size swimming pool, playground, tennis courts, a fitness center and a public boat launch on the shores. of the Rappahannock River.

The house is in the newer, single level part of the community and was built by Ryan Homes. The house itself follows the Cayman model and has a full, unfinished basement that you can finish as you wish! As for the 7,500 square foot lot on which it is located, its backyard is completely fenced and essentially constitutes a green canvas to create your outdoor utopia. Fido will love to run in this space! There is also a small shed at the side of the house which stores waste / recycling (for sale). Right next to the fireplace are two of the house’s bedrooms (one of which can easily be a home office!), A full bathroom (shower / tub combo), and stairs to the unfinished basement. The basement has rough plumbing for a bathroom and can easily be converted into the hobby room of your dreams. Back upstairs, most of the main level is naturally lit open space.
The family room has a brand new carpet and flows beautifully into the adjoining dining and kitchen areas. About a mile south of Highway 3 in King George County, this location equates to seamless access to downtown Fredericksburg, Dahlgren, and Colonial Beach. All three towns are within 25 minutes by car.
